Keep in mind, these emergency repairs may carry additional or higher callout charges, which will be shared among owners according to the proportions outlined in the Deed of Conditions. To ensure smooth follow-up, we kindly ask owners to also notify us in writing (via email) about any emergency repairs reported outside of office hours.
Please bear in mind that in most situations, our contractors will prioritise making the area safe initially. Depending on the scope of work required, they may need to return for a comprehensive repair or provide quotes to our office for further instruction. Our ability to commission work is influenced by the financial status of owners (arrears/floats held). Factors Direct cannot be held accountable for any works not carried out due to insufficient funds.
Please understand that our contractors will only be dispatched for emergencies that impact the common areas of your building. When you call, a series of questions will be asked to ensure the necessity of the contractor’s immediate presence. Given that emergency out-of-hours repairs typically involve higher call-out costs, we request that you contact us only in cases of true emergencies that can’t wait until the next working day.
Should an emergency repair be deemed private, the invoice must be settled directly by the relevant owner. All common emergency repairs will be charged to the relevant owners at standard proportions.

Leaks from the plumbing within your own home is a private repair, and you should appoint your own private plumber to address these.
In the unlikely event that you have no running water, firstly check with your neighbours to establish if they are experiencing the same problem. If your neighbours supply is down, this is most likely an issue with a burst water main and you should contact Scottish Water regarding this on:

Complete loss of power to a building, including flats and common areas should be reported to the National Grid who will connect you to your distribution network operator:

Adverse weather conditions may prevent contractors from being able to safely access the roof to carry out a repair. Therefore, please consider if any water ingress can be contained until the weather condition improves. If this is not possible, contractors may be able to attend to take temporary measures, such as placing plastic sheeting in the property/attic space, but this will be subject to conditions being safe to do so.
Issues within your own home will be in most instances, classed as a ‘private’ repair, such as boiler faults/oven breakdowns etc. Therefore, you should appoint your own private contractor to investigate issues within your home. If you are unsure, please contact our friendly team during working hours who will be more than happy to provide advice/clarity.
