Meet Richard Quinn
If you speak to Richard for five minutes, you realise he’s someone who genuinely enjoys getting things sorted. He’s worked in property management for more than a decade, but his route into factoring wasn’t straightforward. He started out in residential lettings, then moved through a mix of building maintenance roles and contractor liaison work before finding his stride in property factoring. What kept him here is simple: he likes helping owners feel confident about their buildings, and he’s good at turning messy situations into something clearer and more manageable.
One of the things that stands out about Richard is how quickly he can get a handle on a development. He has a habit of walking a site once and picking up on the small things that others might miss, the things that become bigger problems if they’re ignored. He’s practical, steady, and doesn’t complicate what doesn’t need complicating. He’d rather speak to owners face to face, walk the building with them, and make sure they understand what’s happening and why. In his view, it’s the easiest way to build trust and keep everyone on the same page.
When we asked what drew him to Factors Direct, he didn’t hesitate. For him, it was the culture. He wanted to work somewhere that treats each development as its own place with its own story and its own owners, not just a number on a spreadsheet. The focus on long-term relationships, proper communication, and doing things the right way fits exactly how he works. He says it’s rare in factoring to find a team where everyone genuinely pushes for better standards across the board, and that’s what made joining feel like the right move.
Ask him to sum up his approach and he keeps it straightforward: be honest, stay visible, and follow through. Technical knowledge and compliance matter, but in his eyes the real skill lies in balancing all the different voices involved. Owners, contractors, and developers don’t always want the same thing, but they all want to feel heard. Richard listens first, sets out the facts clearly, and then guides everyone to the most sensible solution for the building.
There’s a part of the job he gets real satisfaction from, and it’s seeing progress. He likes taking on buildings that need a bit of attention, getting to know the owners, and putting a proper plan together to bring things back up to standard. When the improvements start to show and owners feel proud of their building again, that’s what he enjoys most. He says that moment when people see the value in the work makes the effort worthwhile.
If there’s one misconception about factoring he’d like to clear up, it’s the idea that factors sit in the background doing very little. He knows how much goes on behind the scenes, from organising repairs to keeping up with regulations and trying to deal with a steady flow of emails, calls, and unexpected issues. He thinks the industry could do a better job of showing the hard work that goes into good property management. That’s one of the reasons he likes the new client portal. It lets owners look behind the curtain, see live updates, check invoices, and have a clearer sense of what’s happening day to day. It takes some of the pressure off and helps people feel more involved.
What makes him proud of the Factors Direct team is the consistency. Everyone wants to do right by the owners and the buildings, and no one hides behind a screen when something needs dealt with. Whether it’s arranging inspections, speaking with contractors, or getting back to owners quickly, the team pulls in the same direction.
Looking ahead, Richard’s hopeful about where factoring can go. He’d like to see more openness across the industry, more realistic expectations set from the start, and more focus on helping owners understand their properties rather than just sending out bills. He’s also keen on the idea of bringing fresh life to older Scottish buildings, the ones with a bit of character that deserve proper care.
When people hear Factors Direct, he wants them to think of a company that actually shows up, listens, and delivers. In his words, every building deserves a factor that cares about it. Owners should feel supported, informed, and confident that their home is in good hands.
