We are hiring ! – Residential Property Manager

We are delighted that due to ongoing growth, we are in a position to add to our team at Factors Direct. We are seeking an experienced Property Manager with a naturally positive mindset.

As part of the robust, positive and focussed team based in Glasgow’s West End, you would be responsible for the day-to-day management of a portfolio of properties across the country. Our individual portfolios are smaller in an effort to maximise the service that we provide with a firm emphasis on customer service and direct engagement over the reliance of email. We need our team to build relationships.

You’ll be responsible for managing a portfolio of residential developments across Scotland, ensuring buildings are well‑maintained, legally compliant, and that homeowners receive a high standard of service. Our central focus is on building relationships with property owners and we would expect the successful candidate to be outgoing and favour direct communication and site visits rather than email where possible. Knowledge in the sector is important but the ability to be positive, versatile and have the ability to problem solve will serve you better here.

What you’ll do

  • Manage day‑to‑day maintenance and repairs for communal areas
  • Assist in the management of power supply utilities.
  • Carry out regular site inspections and identify maintenance issues
  • Arrange and oversee contractors and planned works
  • Work with the team to prepare budgets and assist in the management common charges
  • Communicate clearly with homeowners and residents
  • Ensure compliance with the Property Factors (Scotland) Act 2011
  • Support owners’ meetings and handle enquiries professionally
  • Oversee major work to ensure that all property owners are kept informed on the progress of works, working with surveyors/contractors to ensure that the given project runs smoothly.

What you’ll bring

  • Experience in property, housing, or facilities management
  • Strong communication and customer‑service skills
  • Ability to manage budgets and multiple workloads
  • Confidence in contractor management and problem‑solving
  • Knowledge of Scottish property law and factoring legislation (advantageous)
  • Full UK driving licence
